Shaped by founders Erich Falkensteiner and Andreas Falkensteiner, as well as CEO Otmar Michaeler, the company follows a clearly defined strategy.
moments spoke with Michaeler about when an apartment becomes a home – and why this is where the real difference lies.
Many hotel brands today talk about “Branded Residences” – at Falkensteiner, the slogan “Effortless Luxury Living” is deliberately used. In your view, what distinguishes an apartment with hotel services from a place where one truly arrives and lives?
We do not understand luxury as excess, but as effortlessness. This also includes guiding our buyers from the very beginning and making an investment abroad as simple and transparent as possible. Anyone arriving at a Falkensteiner Residence immediately feels: everything is prepared. Processes are intuitive, comfort is taken for granted – in service as well as in equipment and design. At the same time, all the amenities of the resort are available without compromising privacy. For us, the difference is not whether luxury is present, but how natural it feels. When things function smoothly and do not need to be consciously noticed, a sense of true arrival emerges. It is precisely at this moment that an apartment becomes a second home.

Falkensteiner Residences are often developed in collaboration with architects such as Matteo Thun or Boris Podrecca. What role does architecture play in this model – is it a backdrop, a carrier of identity, or part of the product itself?
For us, architecture is not a frame, but an integral part of the experience. At its core is the principle of “calm through balance.” Our spatial concepts deliberately create a quiet, clear atmosphere in which indoor and outdoor spaces merge. Generous glass surfaces open the buildings toward the landscape, allowing light, nature, and the seasons to become part of everyday life. At the same time, natural, regional materials strengthen the connection to the place. They give spaces warmth, depth, and authenticity – and make architecture an essential part of the product itself.
Branded Residences always operate in a tension between retreat and service. How does Falkensteiner define this balance – and where is the line between hotel and home?
True comfort begins where it is no longer consciously perceived. In our Falkensteiner Residences, this means that many services function naturally in the background. If desired, the apartment is prepared before arrival. A discreet service team takes care of tasks such as housekeeping or maintenance – individually tailored and integrated in a way that noticeably облегчает everyday life. Even in the absence of the owners, the property remains reliably managed and supervised. At the same time, our residences are not isolated retreats, but part of a lively resort. Owners and guests have access to SPA, restaurants, sports facilities, or childcare. Yet the feeling of being in one’s own home remains. One aspect that is often underestimated is the community: an environment emerges in which people with similar expectations and interests meet. This makes the stay even more personal. We therefore define the boundary between hotel and home not by the offering, but by the perception: when service remains unobtrusive, privacy emerges. Retreat and freedom exist in parallel.

Your projects are usually developed in strong landscape contexts – from Lake Garda to the Croatian coast. How does the respective location influence the concept of your residences – and how do you ensure they are more than interchangeable investment products?
The region is the starting point of every concept. Whether at Lake Garda, where the Falkensteiner Residences Lake Garda are nearing completion and selected units are still available, or on the Croatian coast, where “Aurora,” another residences project at the Falkensteiner Resort Punta Skala, will soon open and units can still be acquired. Each region shapes atmosphere, architecture, and materiality – the character of the landscape flows directly into the concept. Accessibility of the locations also plays a central role. This regional anchoring is crucial in ensuring that our projects are more than classic real estate products. They take up the identity of the place and translate it into a coherent overall experience. In addition, we offer flexible usage and rental models that combine personal freedom with economic stability. If an apartment is not used by its owner, it can easily be rented out through us. Professional property management ensures value retention and smooth operation – for owners as well as guests.
Purchasing a residence is not only an investment, but also a long-term relationship with a place and a brand. What speaks in favor of Falkensteiner Residences in this context?
At the center is not just the property, but a lifestyle. This is based on a long brand history that stands for quality, groundedness, and reliable hospitality. Many of our owners already know our hotels and identify with our values. The “Welcome Home” feeling is therefore often present even before a concrete purchase decision is made. This is where the difference lies: the decision is not made for an anonymous project, but for a familiar brand with a clear mindset – and a promise of quality that is tangible in everyday life.
The market for Branded Residences is growing rapidly – from global luxury brands to traditional hotel groups. Where do you see your own positioning compared to the major international players?
The market is developing dynamically, and many international brands define themselves strongly through exclusivity and price. Our approach differs in that the actual user experience is at the center – with the question of whether a place works in everyday life and feels right in the long term. At the same time, we are deeply rooted in our destinations, especially in Europe. This allows us to develop location-specific concepts with a clear identity instead of interchangeable products. Our ambition is not maximum staging, but sustainable quality and tangible authenticity.
