Branded Residences are more than addresses with well-known names: they translate brands into livable worlds – with service, architectural signature, and a narrative that extends from the logo to the lighting. Why the segment is booming, how Bvlgari and Bugatti define the top tier – and why boutique models appear quieter, yet more sustainable.

Between the scent of wood and muted light, a feeling emerges that defines a new generation of brands: luxury as an attitude rather than as scale. Six Senses, Raffles, and Auberge Resorts demonstrate how storytelling becomes an architectural tool – organic gardens, butler service, or curated places translate values into spaces. Living becomes narrative.

From brand to habitat

Branded Residences are private apartments or houses under an established brand – often connected to a hotel, increasingly also standalone. They combine design, service, and recognition into a globally sought-after product. Buyers pay an average premium of 30 – 35%, currently around 31 – 33%. The market is growing rapidly: by the end of 2025, around 910 projects exist worldwide (+19%), with more than 800 additional developments planned. Hotspots include Dubai and South Florida.

Bvlgari x ACPV: architecture as dramaturgy

With ACPV (Antonio Citterio Patricia Viel), Bvlgari translates its DNA into built precision. In Dubai as an Urban Resort & Residences” with a marina and Niko Romito, in Bodrum with 101 villas across 68 hectares, and in Abu Dhabi (2030) with mansions and private docks. Here, architecture becomes a consistent brand stage – globally recognizable, locally anchored.

Bugatti, Bentley, Porsche: mobility as ritual

Bugatti by Binghatti brings hypersport into living: car lifts, sky garages, fluid façades – architecture as movement. Bentley Residences Miami translate mobility into an arrival ritual: the Dezervator™” brings car and owner directly into the apartment, complemented by private pools and Gaggenau interiors. The Porsche Design Tower Bangkok continues the concept: 22 sky villas with Passion Spaces” and a spiral ramp – technology becomes space.

Six Senses: luxury through retreat

On the private island Félicité (Seychelles), Six Senses Zil Pasyon represents a counter-movement: stealth architecture” by Studio RHE integrates buildings so they nearly disappear. 30 villas and a limited number of residences across 268 hectares, supported by a private chef and GEM, with spa, organic gardens, and helipad. Here, luxury is not created through visibility, but through resonance with the place.

The market: scaling vs. mindset

Marriott International dominates the pipeline, Ritz-Carlton leads in the luxury segment. At the same time, non-hotel brands – from automotive to fashion – are expanding. At the same time, boutique models are asserting themselves: Six Senses focuses on regeneration, Raffles transforms history (“The OWO”), Auberge emphasizes local authenticity. Not opulence, but identity becomes the defining factor of luxury.

Outlook: beyond the logo

Icons such as Bvlgari and Bugatti define the top tier – for example Bvlgari Abu Dhabi” (2030) with 90 mansions on a private island. At the same time, niches are emerging where origin, craftsmanship, and sustainability matter. What matters is the authentic translation of their own DNA into space.
